When we talk about when is the best time to list and sell your home, we have to start with the premise that most people are asking because in the back of their head what they're thinking is “it's October, it's December, and I'm trying to figure out can I even list my home right now? Is this the best time to list? When is the best time?” It’s a valid question and most of my clients want to position themselves as best as possible when they go to sell their home.
What I tell my sellers is this, the majority of people think, not necessarily wrongly, that spring and summer is the best time to list her home because that's when the buyers are out, right? That's when school's over. People are thinking about moving over the summer. So naturally they're just thinking, okay, that makes sense. But maybe for their situation they can't or they've already passed that spring/summer timeframe and they're just trying to figure out what to do.
A lot of it is going to depend on what is going on in your area and sub-market. So for example, I just had some clients that I met with in November and they asked me if they should wait until Spring to go on the market. I showed them that there was no inventory listed in their entire market/neighborhood in their home size, so this would actually be perfect for us to list because there are still buyers out there regardless of the time of year.
In fact, what generally happens is people wait till spring or summer to sell their home and it ends up that there are more properties that end up being on the market, even though there's more buyers so the percentages usually work out about the same because most people decide to wait until after the holidays to list their home.
