Hey There! I work with many clients that are selling their home for the first time and they ask me "What happens during a listing appointment", so today I'm going to walk you through what a listing appointment looks like start to finish!

Scheduling The Appointment
A high level kind of overview is when we connect on the phone, I will schedule a two hour block of time to come out and meet you at your home, and I'll pull comps before I arrived so that I can make the best use of everyone's time.
Listing Appointment
I'll arrive, we'll do a quick tour around the home, walking through and I'll make some quick notes about the property. Once we're done with the tour, we'll sit down, chat about your goals, discuss anything that is worrying you or stressing you out about the process and answer your questions.
Then, I'll share the listing process with you and how I market real estate and what we're going do to get your home sold and the least amount of time while netting the most money possible.
Value Discussion
After we review the process, we'll discuss the value of your home. I'll have the comparables from your neighborhood and your area to go through and share with you and we will review what's currently on the market, what's sold, what are the days on market looking like for your area.
Then we'll look at your situation and your goals and come up with a game plan as to when we should list your home. I'll run a net sheet for you based on the list price we discuss and then we'll finish up with some listing paperwork.
There's really not a whole lot of preparation that you need to do prior to a listing appointment. Don't worry about cleaning your home or getting it ready for me. I always tell my clients, save that energy for the photography appointment! Really it's just making sure you're there and having some uninterrupted time for us to sit down and talk about your goals and formulate a plan
Property Survey
One thing that is helpful if you have the property survey from when you closed originally on the home. If not, no worries, we'll discuss your options in the listing appointment. That's really the only thing that you can have ready and prepared for me. Otherwise I'll take care of everything when I come out to see you and we'll go from there!
