Before we go live and on the market, there are some specific items that we want completed and finalized so the process goes as smooth as possible. One of the questions I get asked a lot when I'm making a listing appointment with clients is what needs to happen before we go live and put their home on the market.
Pre-List Paperwork & Planning
When I meet with you, we're going to go through a checklist and really all it entails is going through and signing the listing paperwork after we go through all of the details of the listing and you've decided that you want to move forward.
Then, we're going to pick out what day you think you want to go live. I usually go active on Friday with my listings. That way we're a brand new listing for the weekend and research has shown that listing that go active on Fridays usually do better because they're hitting the market on a day when more buyers are looking to go make showing appointments the weekend.
Finally, we're going to talk about what we need to do to get the home ready. We'll discuss if there any repairs we need to do and what should be addressed. We'll also cover any condition items that we may need to be aware of and price accordingly if we aren't going to fix or update those items.
Staging & Photography
I'm going to then have my professional stager schedule an appointment with you and she's going to come out and go room by room with you through your home to optimize your home for photos and for showings.
Then we're going to send a professional photographer out and they're going to come out and shoot the home. They're going to come out and shoot the home with a wide angle camera lens and HDR technology. We're not taking iPhone photos. Sorry guys. We've got to make the house look amazing. And all of that's included in our listing package and when your home goes on the market it will look like a magazine.
Yard Sign & Lockbox
Before your active date we will have our courier scheduled to come out to deliver and place your yard sign and attach the lockbox on the front door with a house key for showings.
We'll discuss showings with you and nail down the details on how you want to be notified of showings. All that will be discussed before you go active and then go active.
Once your home is on the market the buyer agents that have buyers that want to see your home will requests showings. You'll be notified of these showing requests and have the option to approve, decline or reschedule the showings and then buyers will have access with their agents to view the property.
In a nutshell what's all included and what you need to do before you go active! We'll also have some paperwork we send you electronically to give us the history of the home that we'll get from you prior to going live and we'll review all these details well in advance so you are clear on everything that is going on!
