Hey there! So I thought I would answer a question that I get here and there and thought it was important to cover.
Sometimes I have sellers that ask if they really need a for sale sign in their front yard when they sell their home.
They may tell my they don't really want their neighbors knowing they are selling, or they are really good friends with their neighbors and they don't want to crush them....
Yes, I generally do always recommend having a for sale sign in the front yard.
Out of the hundreds of homes that I've sold, very, very few times did we not have a for sale sign and they were only due to the HOA not allowing the sign in the yard.
So 99.5% of the time we will have a sign in the front yard. The for sale sign is beneficial for a few reasons.
Benefits of a For Sale Sign
One, it's just going to be a great way to let your neighbors and anybody that is riding around the neighborhood know that the home is for sale and available and on the market.
Second, it's going to be good from a directional standpoint for the buyer's agents that are showing your home to be able to identify that your home is for sale. Sometimes if agents don't see a sign in front of the yard, they could think that maybe they have the wrong address and they may move on and you could miss out on showings even though you're active on the market, so it's a good indicator that home is on the market and that it is for sale and hasn't been taken off market.
The third reason the sign is important is it has our office number and additional information for agents to reach out with any questions about the property or any buyers that are interested have a number to call to get more information.
Sign Delivery & Placement
As far as how the sign gets placed in your yard, we're going to have our courier come out and they will deliver and place it in your yard for you unless there's some other agreements that we worked out.
