Hey There! So a lot of my clients, especially this time of year will ask me if they can sell their home in the fall and winter months and it's a great question so I thought we'd talk about it today!
Often they will ask me if it's bad to list around the third and fourth quarter of the year and if they should wait until spring.
Listing in Fall / Winter
Usually I tell my clients that yes, historically speaking, a lot of times in the spring time we do see a lot of homes hit the market because buyers are out during spring selling season and that totally makes sense to list in the spring.
However, generally speaking, we also have more competition in the spring and summer months because more sellers are hitting the market.
Depending on what's going on in your family life, what your goals are, etc, we can totally sell your home in the fall and the winter months.
I just need you to realize that it might be a little bit slower because we have the holidays and there are sometimes less buyers, but the beauty is that during this time of year, we also usually have less competition because there's less people wanting to sell their home around the holidays.
Photography
One thing that I will work with my sellers and guide them on is photos and when to get those scheduled for their listing.
I aim to get photos done usually before my clients decorate for the holidays so we don't date the photos of the house with holiday decor being in the photos.
Showing Traffic
Regarding showings and the traffic we see around this time of year, we're going to have a week of Thanksgiving, we're going to have a week of Christmas.
Now here's the thing, it's a double edged sword because showings and activity can be unpredictable. I wish I had a crystal ball!!
Sometimes we have a ton of showings Thanksgiving week and the week at Christmas because everybody's off work. They do the holidays with their family and then they take some of the extra days off to see homes so it can be busy if you are on the market. Sometimes if we have really cold weather or it's raining a lot, then maybe not.
A lot of it also depends on how the holidays fall and if the holidays are on a weekday or weekend.
We may have some slow weekends, we may have some busy ones. It may mean you have showings on days where you want to have the family over and it's just a temporary situation that you're going to have to get through to sell your home and accomplish your goals.
So absolutely, we can sell a home and fall in winter. I usually love doing that because we have less competition. We just have to be realistic about what's going on in the marketplace, and we have that conversation at the listing appointment.
